The market has shifted, and the rules have shifted with it. Here is what I see tripping up sellers right now, and how to avoid it

Selling a home on the Westside of Los Angeles is not what it was two or three years ago. The frenzy has settled. Buyers have more options, more time, and more negotiating power than they have had in a while. That does not mean it is a bad time to sell. Far from it. But it does mean that the sellers who come in with outdated assumptions tend to make avoidable mistakes that end up costing them real money or real time, sometimes both.

After working with sellers across Santa Monica, Culver City, Playa Vista, and Marina del Rey, I see the same patterns come up again and again. Here are the ones worth knowing before you list.


Pricing Too High From the Start


This is the most common mistake, and it is also the most damaging. It is completely understandable to want top dollar for a home you have loved and invested in. But in today's Westside market, an inflated list price does not attract higher offers. It attracts skepticism. Buyers are doing their research. They know the comps. When a home is priced above what the data supports, it sits. And once it sits, the questions start: what is wrong with it? Why has no one made an offer?

A home that lingers on the market almost always sells for less than one that is priced correctly from day one and generates early momentum. The right price is not the number that feels good. It is the number that brings qualified buyers through the door, ideally more than one at a time.


Spending Money on the Wrong Projects


With more inventory on the Westside right now, sellers do need to make sure their homes show well. But that does not mean renovating everything before you list. It means being strategic. I have seen sellers pour money into a full kitchen remodel and barely recoup the cost, while a fresh coat of paint, new hardware, and professional staging would have done more for the sale price at a fraction of the cost.

What buyers in this market are responding to varies by neighborhood and price point. What works in a Culver City townhome is not necessarily what works in a Marina del Rey condo or a Playa Vista single family home. Before you spend a dollar on improvements, have a real conversation with your agent about which updates will actually move the needle for your specific property and buyer pool.


Drawing a Hard Line When It Comes to Negotiation


Flexibility is not weakness in this market. It is strategy. Buyers today have options, and when they feel like a seller is unwilling to move at all, they often just move on to the next listing. That is not a position any seller wants to be in.

That does not mean giving away everything. It means understanding what matters most to your specific buyer and finding a way to make the deal work for both sides. Sometimes it is a closing cost credit. Sometimes it is a repair concession after inspection. Sometimes it is simply agreeing on a timeline that works for everyone. The sellers who stay rigid often watch deals fall apart over issues that could have been resolved with a small compromise and a little goodwill.


Not Being Selective Enough When Choosing an Agent


This one does not get talked about enough. Most sellers choose the first agent they speak with, or they go with whoever sent a postcard in the mail. But your listing agent makes decisions that directly affect your sale price, your timeline, and your experience throughout the entire process. Marketing strategy, negotiation skills, local market knowledge, and how they communicate under pressure all matter enormously.

On the Westside specifically, you want someone who knows the nuances between neighborhoods, understands what Playa Vista buyers are looking for versus what draws buyers to a Santa Monica walk street, and has a real track record of results in this market. Interview more than one agent. Ask to see recent sales. Read reviews. It is one of the most important decisions in the entire selling process and it deserves more than five minutes of consideration.


The Bottom Line


Selling well in this market is absolutely possible. Sellers who price thoughtfully, prepare strategically, stay flexible, and work with the right agent are still seeing strong results across the Westside. The difference is in the approach.
